I'm Darryl Kraemer, a Level 2 licensed Mortgage Agent with Invis Inc. in Waterloo, Ontario. I work with over 50 lenders — banks, credit unions, and private lenders — which means when I make a recommendation, it's because it's the right fit for you, not because it's the only product I have.
Before mortgages, I spent years in technology and revenue leadership, which gave me a deep appreciation for data-driven decisions and clear communication. I bring both of those to every file I work on. I model scenarios, explain the math in plain language, and help you understand the full picture before you commit to anything.
My client base is almost entirely referral-driven. People who've worked with me send their family, friends, and colleagues my way. That's the measure I care about most.
I specialize in situations that require more than a standard application: self-employed borrowers, complex income structures, credit challenges, real estate investors, and anyone who's been told "no" by their bank. If there's a deal to be done, I'll find the path.
