Credit cards often charge 20% or more. Mortgage rates are a fraction of that. I’ll show you what consolidating saves each month, and what it costs, before you commit.

Send me the basics
How it works
- Send me the basics: your mortgage balance and rate, plus each debt’s balance and monthly payment.
- I build the comparison: what you pay now vs. one consolidated payment, and the total interest either way.
- You decide. If consolidating doesn’t come out ahead, I’ll tell you.
Make it pay off
Consolidating lowers your payment, but it can stretch short-term debt over 25 years. The fix is simple: put the monthly savings back into the mortgage as prepayments, or choose a shorter amortization. I’ll show you both versions, so you can see the difference in total interest.
FAQ
How much equity do I need?
Most lenders cap a refinance at 80% of your home’s value, so your mortgage plus the debts need to fit under that line.
What if my credit has taken a hit?
B lenders and private lenders can still help, at higher rates and with fees. You’ll see the full cost and an exit plan before you sign anything.
Is a HELOC better?
It can be, if you’re disciplined. A fixed-term refinance forces the debt down; a HELOC doesn’t. I’ll compare both.
Will this affect my credit score?
Applying causes a small, temporary dip. Lower card balances usually help your score over time.
