Investment properties come with their own rules: bigger down payments, rental income offsets and lender limits on how many properties you can hold. I match you to the lender that fits your portfolio.
- Your first rental, your next one, or a refinance to fund the next purchase
- Duplexes, triplexes and fourplexes, including ones you live in
- Lenders that typically count 50–80% of rental income toward qualifying

How it works
- Tell me about the property, the rent, and what you already own.
- I pick the lender based on rental offset, property type and portfolio size.
- You get a pre-approval or a refinance plan, with the numbers in writing.
Down payment and rental income
A rental you don’t live in typically needs at least 20% down. Live in one unit of a 2–4 unit property and you may qualify with less, through insured financing. Lenders count part of the rent toward qualifying, often 50–80% depending on the lender. Short-term rental income is treated differently, and some lenders need two years of history.
FAQ
Can I use equity in my home for the down payment?
Often, yes. A refinance or HELOC on your home can fund the down payment, as long as both loans qualify.
How many properties can I finance?
Many prime lenders stop at four or five financed properties. Portfolio lenders and credit unions can go further.
Does Airbnb income count?
Some lenders count it with two years of documented history; others don’t count it at all.
What about five or more units?
That’s commercial financing, which works differently. Ask me about it.
